Процедура оценки, использующая цены продаж или арендную плату для активов, схожих с рассматриваемым активом в качестве базы для расчета его рыночной стоимости для продажи или аренды. Лежащее в основе этого метода допущение состоит в том, что инвестор не заплатит за объект имущества больше, чем он заплатил бы за схожий объект имущества с сопоставимой полезностью. Также называется подходом, основанным на сравнении продаж.
